A Vision Pulled from Experience
a focus on implementation to achieve goals

While many companies have an impressive set of goals, the implementation in order to achieve these goals often falls short of success.  Pulling from experience as an architect and developer, Mr. Heller has formalized a game plan to achieve the goals set forth for JaRyCo as follows:

• JaRyCo will be a hands-on developer.  Mr. Heller has built a reputation with architects, contractors, investors and clients as one of the most detailed developers in the Dallas area while still understanding the overall macro goals of  each project.  Mr. Heller is committed to controlling the size of JaRyCo such that hands-on personal involvement in all stages of the project is maintained by a principal who has personally invested in the project. The number of active projects at any given time will be limited in order to maintain the necessary involvement on all projects.
  
  
• Each project will be analyzed prior to commitments on a conservative, multi-strategy basis.  Never will only one development and operational scenario be pursued.  The analysis of the project will assume various exit strategies to allow the ownership flexibility in the management of the asset.  Assumptions made in analyzing the project will include all reserves necessary to properly hold the asset.
  
  
• JaRyCo will invest in each project pursued unless the opportunity for equity investment is not possible due to the projects structure.  This personal investment places JaRyCo side by side with all other investors and lenders in the risk/reward on the project.
  
  
• Mr. Heller has developed an extensive process and procedure methodology to ensure the successful development of real estate projects.  These processes and procedures will be followed by JaRyCo on every project and will be enhanced by the integration of technological advances in all aspects of the development project.
