Colinas Crossing, Dallas, TX: a 1.3 million square foot Class A office development including a thirty-acre park and a 110-acre lake. Project includes the world headquarters for i2 Technologies. To date, approximately 400,000 square feet has been developed with another 350,000 square feet in the design/construction phases.
Burlington Northern Railroad Network Control Center , Ft. Worth , TX : State of the art operations center controlling all railroad operations. The tornado resistant (class 3) building contains numerous N+1 backup systems to provide total uptime operations. Direct control of major purchases resulted in the general construction contract being less than 50% of the total hard cost budget. The 250,000 square foot building and adjoining 900-car underground parking garage was completed on time and $6 million under budget.
Kerr McGee Office Building , Houston , TX : This four story, 100,000 square foot office building was completed in 2004 in conjunction with Means Knaus Development of Houston.
Westchase Corporate Center, Houston, TX: a 190,000 square foot Class A office building in the Westchase District. The project was completed in 1999.
Oakpark at Westchase, Houston, TX: a 200-acre office park in the Westchase District. Streets, utilities, entry features and landscaping have been completed. Land sales for the corporate headquarters for Jacobs Engineering and Veritas have closed.
Lakeside at Frisco Bridges, Frisco, TX: a 65-acre tract within the overall 700-acre Frisco Bridges mixed use development. Specific projects to date include the 75,000 square foot corporate headquarters for CAREington International.
Steak and Ale Corporate Headquarters, Plano , TX : a 100,000 square foot leasehold improvement as well as base building modifications including a major computer facility and duplicate test kitchen facilities.
Applied Industrial Materials Regional Sales and Distribution Center, Ft. Worth, TX: a 130,000 square foot fabrication, distribution and office facility including high bay automated retrieval system developed at Alliance Airport. Project was completed utilizing off balance sheet financing.
The Springs, Coppell , TX : a 70 lot, 30-acre highly restricted residential subdivision on a heavily wooded site. Lots sold out in less than 36 months (60 months projected) at prices significantly higher than planned.
United Advertising Publications, Dallas , TX : a 51,000 sf modification to the existing U.S. headquarters including new computer systems, new telecommunications systems and new furniture throughout in addition to the complete office reconstruction and restacking. Project was completed in six phases over 7 months in order to keep all business activities operational.
DART Headquarters, Dallas , TX : conversion, including asbestos abatement, of the former Sanger Harris Department store into the headquarters for Dallas Area Rapid Transit. The renovated facility included parking areas in the underground floors, a 4-story skylit atrium and major computer facilities.
Summit Technology Business Center, Plano, TX: two high bay speculative distribution buildings totaling 282,000 square feet for a major insurance company. Projects were sold upon completion for profit in excess of pro-forma.
Hyatt DFW Renovation, DFW Airport , TX : Renovation of the existing hotel including common areas and all kitchen facilities while maintaining full operations during the project.
Fountain Place, Dallas , TX : Completion of over 700,000 square feet of tenant improvements in this 1.2 million square feet architectural landmark. Also responsible for modifications to the curtainwall system, central plant and extensive fountain system. Completion of the corporate headquarters for Hunt Oil Company (258,000 square feet) was part of the tenant improvements.
Burlington Northern Lou Menk Campus, Ft. Worth , TX : Development of a new corporate campus for BNRR north of Ft. Worth . The campus development included the renovation of a number of existing buildings as well as the construction of a number of new buildings.
Burlington Northern Railroad Corporate Offices, Ft. Worth, TX: Renovation and expansion of the corporate headquarters in downtown Ft. Worth over a 5 year period resulted in over 500,000 square feet of tenant improvements.
